Ultra Prime Location

The 92Rivonia building is situated on one of the finest sites in Sandton. It is located on the prominent corner of Rivonia and Pybus Roads, opposite the main entrance to Sandton City Shopping Centre and midway between the Gautrain Station and the US Embassy. This site was destined for an iconic structure to do it justice. The site was previously home to a motor dealership within a rather modest arrangement of buildings. In a bold and visionary move, Smartgrowth Investments acquired these corner properties in a record setting deal.

DBM Architects were commissioned to design a mixed-use development utilising the bulk of 40,000m² with sufficient parking for the high calibre tenants who would occupy it. This building is aiming to achieve a 4 Star SA rating through the Green Building Council South Africa (GBCSA) The 92 Rivonia forms part of the Sandton Urban Development Framework aimed at making the city more integrated and pedestrian friendly.

Built with the future in mind

With the expert guidance of Solid Green Consultants, a 4-Star Green Building rating was targeted and achieved. Energy saving strategies implemented to reduce the overall energy consumption of the building include energy efficient LED lamps and light sensors that were installed throughout the entire building, sub-metering of water, lighting, power and all substantive energy used; monitored and managed with a BMS system. In terms of water savings, the building makes use of sanitary fittings which reduce water consumption. Water meters and an automated monitoring mechanism are in place to monitor and manage water consumption. The building is situated within walking distance to both the Gautrain and Sandton City Shopping Centre, as well as various bus stops and transport interchanges. The building was designed to be cycling and eco fuel friendly, with shower and locker facilities dedicated to cyclists and special parking bays for users of alternative fuel vehicles. Paints, carpets, adhesives, sealants and composite wood products used within the 92 Rivonia Road 29 building have been specifically selected to minimise emissions typical of the materials. Locally sourced materials such as concrete, steel and timber were used to reduce the CO2 footprint.
